Sustainable Luxury in Downtown Dallas
Most luxury apartments in downtown Dallas talk about amenities. Few talk about how the building itself performs. At 1900 Pacific Residences, the building is the amenity. As one of the only LEED-certified apartment communities in downtown Dallas, we deliver lower utility bills, healthier indoor air, and a home designed with both your comfort and the environment in mind.
This is sustainable luxury with substance: 26% lower energy costs, 45.5% less water usage, and a rooftop pool with skyline views. No compromises required.
What LEED Certification Means for You
LEED (Leadership in Energy and Environmental Design) is the world's most recognized standard for green building. Achieving certification required a complete renovation of our building's core systems, materials, and infrastructure. The result is measurable benefits you'll notice every month.
| Benefit | 1900 Pacific Advantage |
|---|---|
| Lower Utility Bills | 26% energy cost savings compared to standard buildings |
| Water Conservation | 45.5% reduction in potable water usage |
| Healthier Indoor Air | Low-emitting construction materials for better air quality |
| Sustainable Transportation | On-site EV charging stations |
These numbers come from the building's actual performance, not estimates. When your utility bill arrives, you'll see the difference.
The Story Behind the Building
1900 Pacific Residences occupies the historic Corrigan Tower, a 20-story modernist landmark designed in 1952 by Dallas architect Wyatt C. Hedrick. The building stood as a downtown icon for decades before sitting vacant for over ten years.
In 2018, a comprehensive $50 Million renovation transformed Corrigan Tower into one of Dallas's first LEED-certified luxury apartment communities. The project was among the first to participate in HUD's Green MIP program, reflecting its commitment to sustainable redevelopment.
The renovation preserved the building's mid-century architectural character while installing entirely new mechanical, electrical, and plumbing systems. The result: a piece of Dallas history reimagined for modern, efficient living.
What Makes a Green Apartment Building
Achieving LEED certification required more than swapping out light bulbs. Every major system in the building was redesigned and replaced for efficiency and sustainability.
Energy Systems: High-efficiency boilers, split systems, energy recovery ventilators, and cooling towers minimize energy waste throughout the building. These systems work quietly in the background, keeping your apartment comfortable while using significantly less power than conventional buildings.
Water Conservation: Low-flow fixtures in kitchens and bathrooms reduce water consumption by nearly half without sacrificing water pressure or performance. The savings show up on your utility bill every month.
Healthier Materials: From paints to flooring to adhesives, we used materials that release fewer volatile organic compounds (VOCs). This means cleaner indoor air, which matters when you spend significant time at home.
EV Charging: On-site electric vehicle charging stations support residents who drive electric or hybrid vehicles. No need to hunt for public chargers across downtown.
These features work together as a system, not a checklist. The building performs efficiently because it was designed that way from the ground up.
A Healthier Home in Downtown Dallas
Indoor air quality matters more than most people realize. The average person spends 90% of their time indoors. In a LEED-certified building like 1900 Pacific, low-emitting materials and enhanced ventilation systems create a healthier environment for you, your family, and your pets.
This is especially valuable in a dense urban setting. Downtown living offers incredible access to dining, culture, and entertainment. Your apartment should offer a clean, quiet retreat from all of it.
With a Walk Score of 97, the highest in Texas, you can leave your car parked and walk to restaurants, parks, and transit. Less driving means lower emissions and a smaller personal footprint. The building supports sustainable living, and the neighborhood makes it easy to practice.
