The Hidden Theater: A Story You Can't See


The most remarkable part of Corrigan Tower's history is invisible from the street.
When construction began in the early 1950s, the site was already home to the Tower Theater, a popular 1,500-seat movie palace. Rather than demolish the theater, legendary Dallas architect Wyatt C. Hedrick designed the 20-story office tower to wrap around it in a distinctive L-shape. The two buildings coexisted, sharing a city block while serving completely different purposes.
The engineering required to pull this off was extraordinary. A fire escape for the theater's balcony was constructed to run directly through the new office tower, allowing the theater to continue operating safely while a high-rise went up around it.
This kind of creative problem-solving defined the building from day one. It was never ordinary. It was never conventional.
The Men Behind the Tower
Two Texas legends shaped this building's story.
Leo F. Corrigan (1894-1975) was a self-made real estate developer who rose from selling newspaper advertisements to becoming one of the largest private landlords in the United States. His portfolio included Dallas's iconic Adolphus Hotel. He commissioned Corrigan Tower to anchor his expanding empire in downtown Dallas, and the building carried his name for decades.
Wyatt C. Hedrick was one of the most prominent architects in the American South. Best known for his Art Deco masterpieces across Texas, Corrigan Tower marked his transition into Mid-Century Modernism. The building's design features clean vertical lines, elegant ribbon windows, and a restrained facade that has aged remarkably well over seven decades.
For much of its life, Corrigan Tower housed insurance companies and early data processing firms. It was a forerunner to the tech-forward office spaces that would later define downtown Dallas. By the time the building went vacant in the 2000s, it had already spent half a century shaping the city's commercial landscape.
An Award-Winning Renovation
After sitting empty for over a decade, Corrigan Tower underwent a $50 Million complete gut renovation beginning in 2017. The goal was ambitious: transform a historic office building into modern luxury apartments while preserving its architectural character and achieving rigorous sustainability standards.
The project succeeded on both counts. In 2018, the renovation earned the Preservation Achievement Award from Preservation Dallas, recognizing its success in adaptive reuse. The same year, the building achieved LEED Certified status from the U.S. Green Building Council.
The renovation was also among the first to participate in HUD's Green MIP program, reflecting its commitment to sustainable redevelopment. New high-efficiency mechanical systems, low-emitting construction materials, and water-conserving fixtures were installed throughout the building.
The result: a 70-year-old landmark that performs like new construction. Residents benefit from lower utility bills, healthier indoor air quality, and the peace of mind that comes from living in a building designed for long-term sustainability.
